Granted I haven't replaced a roof yet, I would guess in my market it costs 5-7k for a roof that small and with that light of a pitch.

Close through escrowOR can the whole thing be as simple as just getting an inspection on the house and a clear title check then having him sign a quit claim or grant deed, and I write him a downpayment check (if he goes for owner financing)?

If you were granted possession at the time of the signing for example, you  may be out of luck. 

my broker told me that I can be gifted the down payment/fees/closing costs...just can't use any 1st time homebuyer grants...I still am using  3.5% down paymenr

In many extensions the seller receives some benefit for granting the extension.  

We do still have some TV thanks to a small grant program,  but film brought a lot of cash, especially to downtown.  

It’s really an extension of credit granted by the seller to facilitate his sale!

all these schemes are great the bottom line is your going to get named personally in any lawsuit.and you will play hell  having a judge grant a motion in limni .. when your the single member operator.
