I recently listened to the podcast GRE (Get Rich Education with Keith Weinhold) and his guest was Ted Benna, who has been credited to being the father of the 401K.

It was slow at first, but the more it improved the more desirable it became, and eventually It turned into a land gold mine that today that is some of the most expensive real estate in LA. 

I enjoy finding and getting the properties ready for guests, and find it more lucrative than "regular" long term rentals.

I LOVE getting the airbnb questions so that I can connect with my guests.

If the tenants didn't file a report/charges because it is 'friends/guests' who did the damage, then the tenant pays for the damages.

To get a property ready for guests, I spend a significant amount of money (10-15k) in linens, mattresses, small appliances, rugs, decor, soap, coffee, etc.

Wayfair's Professional/Trade status will save you around 5% off list price on most items. 

Home prices will be lower, but that is to be expected given the economic status of the residents in those areas.
