But I guess it's good...I just really want to get started.I've also been considering relocating to another state, getting my real estate license, and diving in...then possibly moving back to NY after a bit of success.

A lot of investors are having to dig deeper to find off market deals.

It's a great place to dive in, connect with people locally and learn. 

I'm ready to start digging deeper and seeing all my options.  

It's not a bad thing to mention when in front of the seller, that also provides a deeper level of honesty that they really appreciate.The insurance issue can raise a red flag as far as the lender is concerned, which is why we utilize the land trust when purchasing this way.

I'm now going to dive into my search there.
