I would love to connect with reputable REI friendly Property Managers, Real Estate Brokers, Contractors etc., in Pennsylvania.  

On the other hand having a draw schedule and fund control with inspections before disbursements could be good if you're new to this as it could keep your contractors in line and it will force you to collect all the necessary paperwork in terms of Certificates of Insurance and W9's.

After all that is complete, then it makes sense to spend money on the inspections, surveys, contractor bids, etc.

If you do need to apply for permits, let your licensed contractors pull them. 

if you need to supplement the costs further you can consider renting rooms out in the unit that you live in but this typically is only an option for those who need the financial assistance (housemates are often not easy).You learn Property Management, if you like being a landlord, doing repairs and hiring contractors.

Hello BP was wondering if anyone in the Stockton area know any good contractor's its my first flip hoping nothing goes wrong I finally feel ready but still shaky I have to take the leap I don't want to find a bad or lazy contractor  any help will be appreciated
