Me not being an accounting guru....depreciation was a bit tricky to set up, however they have a few guides, customer support may walk you through it and searching via google will help you put the correct entries.

Like it'd be awful to build up a nice base of STRs and then something like that happens and everything is empty. 

Common misconception is that DSCR loans are non-recourse because they can close in an LLC. 

Extra shows them a bunch of homes writes one up and seller will not pay a fee  they will give the closing cost but no fee..

I want to buy a new private home and use my current primary residence equity (plus some cash) to buy a new primary house cash and then sell the old one.So, I am looking for a HELOC with little to no closing costs, as I will retain the money only for as long as I am selling my old house after buying a new one.Any advice?

Sometimes it will seem great, but then it gets it horribly wrong with confidence.While most exchanges are relatively vanilla, using an experienced QI and tax advisors in the process is well worth the avoidance of blowing up a 1031. 

The issue I see is the building is close to 100 years old and with a $500 hoa it's not an easy sale for an investor
