I'm keeping a couple free checking business accounts; I'm a self employed web developer so that has its account and then the property investing, the other account.Yeah, fees suck and I had a great blowup with my local bank where they charged me 28 bucks because they couldn't get their deposit dates straight.

They seem to have a good business model and one of the owners is an investor himself which is definitely a plus, but they charge a leasing fee (to find and get a qualified tenant into the property) equal to 1 month of rent, which comes out to an additional 4%-8% on top of the monthly 10% maintenance/management fee depending on how long the tenant stays.

It really depends on what strategy your trying to implement as some areas are better for STR/MTR then long term and vice versa.

However, with my 1 short term rental I am struggling to remain confident that this is the right strategy as when something does happen it seems I lose at least a couple days with them dispatching and then following up.

For example one big row of 15 units isn't optimal but if I want to break them up I would have to have 20' between blocks, which would kill yield.Instead of waiting for them to modernize their multi-family regs (at least a year out, maybe two) or sucking it up and living with the costs as things stand, I could instead do 5 "triplexes" of single-family + 2 ADUs and bypass some restrictions (only 5' setbacks between blocks, 1 parking space per ADU unit instead of 1.75, etc.).But I'm concerned that Seattle builders may quickly move away from this strategy as HB1110 will (in Seattle and many other larger cities/counties, but not mine) soon enable sixplex townhouses in pretty much all the areas where the condo-ized ADU strategy has been mushrooming.

He now has dementia and we sold his business and he and my mom are living off of the rental income.
