If a sponsor's materials show gross/project returns, I will not invest.  

Estevan has had very high rental vacancies since oil crashed in 14/15, it’s a small market & their economy is mainly driven by oil, gas & coal.A friend of mine has a couple of apartment buildings in Estevan & said they have had approx 15-20% vacancy for the past 5 years.

You'll need some new OSB as well, so I would say a grand in material including supplies and probably 3 days or work for two carpenters.

I'm looking for an all inclusive platform that has the ability to generate lists, has a website generator that traffic can be driven to, automated emails, text messages and mailings, or at least teach me how to do those, and a CRM. 

Material costs is 4 times higher now vs 2004 so it will be hard to make the numbers work.

Coming off the heels of COVID, there were definitely material shortages, shipping delays, and contractor delays.

All of the reports are driven per property, so if you want to get an operating statement (to see portfolio cash flow) you have to manually combine all 60 reports.
