I'm eager to learn and get the ball rolling.

No one has a crystal ball but it is very clear that prices in much of California have risen pretty dramatically since the bottom.  

How did you get started in real estate if you don't mind me asking. i started just like everyone else Randy, Just save up and go after your 1st deal then everything keep on snow balling since then.

I have been used to ball parking my costs and I have been lucky so far...and I think that if I am going to get a bit more serious about rehabbing  and flipping I need to put  better time and care into cost analysis.  

I am really going to start driving more and covering some serious ground to get this ball rolling.

Without any knowledge of construction and development, there are so many things that you can miss when you are just eye balling a property, that can cost huge sums in the end.

I want to get my duck in a row and get this ball rolling!
