Looking for realtor in Buford/Gwinnett Atlanta

I'm moving back to the U.S. after a seven year hiatus and am looking to buy or possibly rent. Needs: Location: Within a three mile radius of the Mall of Georgia. The closer the better as I'd like to be able to walk/run/bike to and from work. HOA: must allow subletting as I will likely only live in the area for 3 years. Price: I've been pre approved for $200,000 but ideally I'd like to spend under $150,000. Townhouses look rather appealing, but I might also consider a SFH/multi unit. I will be using a VA loan. I'll be in the area March 20 and want to hit the ground running. Please let me know if you may be able to help me out or know someone who does!
