Because of that my resales were way over the proforma the deals look amazing on paper.Now finding good money partners is easier, private money takes alot of my time but pays me off the most financially.  

@Jim Viens  you need cash in this game to really pull of the great deals.. all the best deals are bought at the 9th hour.. everybody and their brother who is requiring loans hits them at 60 to 90 days out.. but when you walk up the day before the sale .. you would be AMAZED at the deals you can get.they have no out.. but cash is kind and they who have it an know how to use it can do quite well.

The resources here are amazing and I can't wait to continue to learn all that I can and start building.

I don't know if the flipping market is that good but the buy hold and investment rental market is amazing in chicago.. is it bad to let money sit in a positive cash flow property or should I refi in 2 years .. any thoughts would be great !
