Ive been doing a lot of research in the past 2 weeks about real estate investing and am very motivated to take the jump from just learning to action in the near future.

I’ve been watching the podcast and reading blogs for quite some time now and I realize I need to get out of analysis paralysis and take action.

Identify actions (if any) I should be taking on this current property between now, the inspection and closing to minimize my risk exposureThanks in advance!

It's not easy to move from watching to action so I applaud you there.

The market is definitely as hot as it gets and a listing with no offers would generally translate to a price decrease.However, you need to take into account that news reports and experiences regarding the market in general, don't necessarily mean that the same is true in your specific market.  

For all applications I receive but deny the tenant, I need to send them an adverse action letter via mail detailing why they weren't selected?

Both are great ways to learn while taking real action.

Any news or updates on when the Amazon delivery station in Toledo will be up and running? 

Being consistent, taking action and working through difficulties is hard though.
