I read somewhere that Unincorporated areas like Lealman doesn't have great returns so I want to ensure Bay Pines unincorporated would do better or is there another area to consider?

My clients that do this actually do quite well and by quite well i mean 250k NET a year or better. .. far better than your average wholesaler. that is competing with a hundred other wanna be wholesalers for those same beat up inner city homes :)

It is great to know the strategies and the ways to evaluate a deal but if you do not Know the Market fully and deeply you don't know what numbers to plug in the formulas to evaluate a deal.

We do fix and flips with 7-10 projects going at anytime.

A general partner is doing the work.

I'd consider doing some more locally maybe in the Avila or Paso Robles area but we'll see.
