In this case, during the move-out day, a rep from our company physically occupied the residence and once tenant was out, made sure that locks were rekeyed and tenant was not abale to even step foot in the unit.

I'd strongly suggest getting tight with a local investor friendly lender before pulling the trigger, who will have a conversation with you rather than read a script, to ensure you aren't stuck in that hard money.

Of course, I would have left my rental price $100 higher, in which case I  would cash flow better; I would make the amortization period longer so that I could cash flow better (I chose 20 years instead of 30); I would have gone with a different mortgage company (I found out later that this mortgage company doesn't offer HELOC and no bank wants to give you a HELOC if they are not the primary mortgage provider);  I would have gone with a one year mortgage instead of 5 locked in so that I could access my equity faster or sell the property in less than 5 years (plus the interest rate would have been lower).

We're still working out the details, but they have confirmed adding someone to the title would in fact likely trigger the "due on sale" clause.

I guess I am a little trigger shy since our only rental was paid off when we started and we had no luck when the wife and I started our LLC's in a different area and were much more liquid financially.
