Can you transition a personal loan into an LLC loan?

Things seemed to be running smoothly (even though costs seemed a bit high and I was excited to not have to manage 17 more files, piles of keys and welcome letter / transition work. 

(I'm transitioning to a job with higher pay and paying off the money I borrowed from family/friends wouldn't be an issue)Questions:1.

If they pay, then you do nothing, if they don't then you can immediately transition to eviction

The biggest mistake I see investors who transition from the smaller to the larger assets is retaining the mentality is that they can do it all themselves.

Some extra info: retired older single woman who's lived in the property since 2020, daughter lives in complex next door so its a good set up for her to be here long term but if she leaves Im looking to transition part of utility responsibilities on to the next tenant which would be good for me so Im open either way but even more open if HUD could roll with this change.

What is a good way to transition into smaller deals and then into bigger deals.

Being so new to this, I guess I was under the impression that the best way to become an investor is through becoming an agent and once familiar with the field, transition more into real estate investing.

Do your tenants that are skilled workers tend to stay for more than a year, or are they transitional?
