I trust your opinions because obviously we (on this forum) are more of a community and our intent is to help one another and we dont have any investmant with each other so id take that advice all day long over someone id be seeking to borrow from.

I mean, obviously the selling agent knew the arv and they probably figured 40 k of rehab to bring it to optimal market price so they listed it for 170k.

Which is obviously good for a number of reasons, anyway (i.e., you need to know your numbers before pulling the trigger).

Obviously, this has caught my eye as well, as both the Instagram ads and various investors I follow, are really pushing their exorbitantly priced online courses to learn XYZ.

(My usual spiel for this is "It's totally fine, I've been there too, I just need to make sure I have him on the paperwork in case there's an emergency, to protect all of us.")
