Even if you are upfront and tell me your intention is to assign the contract to another party, I don't care provided someone performs on the contract and my EMD is assurance that I am not tying up the property for 60 - 90 days only to have it come-back to me.As a wholesaler, I understand you have no intention of closing on the properties yourself, that is why I suggested above that you might consider a purchase option, rather than an agreement of purchase and sale.
