Searching for properties, negotiating, buying, rehab, renting, and managing are NOT in my sweet spot. 

We found that $1.00-1.50 is a sweet spot and we like to do them in bulk, like 1,000 records at once.

You could work with a prop that is a little over-financed and has a sweet PITI.

And if later you end up with a deal, hey, sweet!

This is called naming the puppy and once you've done that your chances of making sound financial decisions is greatly decreased.

Some find a sweet spot that works for them, but that takes work and knowledge.
