Control everything you are responsible for until you can support somebody else.  

my neighborhood doesn't support granite...again going for durable and cost effective.Paneling - the living room has paneling and i was thinking about just painting over it and not risking pulling it down and opening the pandora's box that MAY lie beneath.  

I would usually go with higher end finishes to either match the competition or stand out from it, but if you are in an area where the higher price point won't be supported then you don't do it.

I started buying more wholesale(rehab) properties and my husband supported the fam.

I have financial support for the deals I want to make through family ties, and I also have a reasonable amount of personal wealth that I would be willing to invest.

You can go somewhere that has very good, full service and support or you can go somewhere where you will get no service and support.

It would require minor mods to support this strategy but I'm not too familiar with zoning limitations and risks.

Yes, there's a place in the world for moral support, but there are far fewer people talking you off the ledge with sound advice than there are dreamers who are telling you "Oh yeah, those things sticking out of your shoulders look like wings to me - jump!"
