Today my investors stay with me because of my ability to find them deals, my willingness to work as hard as needed, and to take their projects to completion.

I know for sure that I'm just getting more excited about staying with it. 

I assumed that I would be responsible for six months of HOA fees but to my surprise there is not a HOA in place.

We already served another 3 day notice and have filed for eviction to remove him.Now he has these two "Guests" that are "helping him move" by staying there overnight for the past week.

I want to stay in the DC, Maryland, Virginia area so I can be close to my property, to deal with any issues should they arise.

If you decide you want to manage other people's properties, you need to become a real estate agent and work for a brokerage that does property management (you'd be surprised how few do this since there is such a large liability like Tony said) but once you can acquire your broker's license you can go off on your own.

I am looking at staying in Sarasota or potentially moving to Tampa or Orlando.

-When I look up the land on the county website the land has the same tax ID as the sellers house, the seller wants to stay in his home and he still has a mortgage.So why would I want to by this land?? 

Just wondering why you are staying in Canada with your investing, or if you do have any properties in the U.S.

You stay focused on what you are good at buying/rehabbing/renting etc.
