You could drop the realtor and use one of those sell it yourself companies that still gets the listing on the MLS to increase your spread by eliminating the commission.

Just be aware that there is a possibility that your real returns can diminish significantly if the economy shifts into a slightly higher inflationary period and make sure that when buying you have a spread that can accommodate this possible change.

To make money you have to spend money if you're a wholesaler so to keep the momentum going I'm expanding my targets a little and reinvesting about 35% back in to marketing for the moment . . . with the hopeful result that my wholesale spreads will start to improve with better negotiating and estimating on my part.
