There are always others out there, but it may be a long time where I find cash flow like this in this area, unless I wait until some sort of down-turn in the future. 

Plus if you good at being an agent you can go into all sorts of niche's  commercial sell apartments you become a great commercial broker and your going to make 500 to 1 mil a year or more.. just ask @Joel Owens  this is were the money is made The bigger wholesaling companies and there are big ones.. but they are run just like a real estate office.. 20 to 50k a month in direct mail .. buying agents  have cash to close when and if needed etc etc.. 

What sort of debt did you secure?

I was curious if you used some sort of charcoal filter system or something.  

Then you provide construction services, clearly at some sort of markup... and that rehab is not standardized, as you're now working with the investor on what they want, (which may not always be the same thing as what's best for that market). 

Since I'm not applying for any sort of traditional mortgage, investment or otherwise, do any of the qualifications (credit score, debt/income ratio, it not being my primary residence) come into play here?

I'm honestly trying to sort that out for myself at the moment, so I'd love to know what you're thinking. 

Any advice or recommendations from those experienced with this sort of investing in this area. 

Like many businesses, you work like crazy for a couple of years to reach a "hump," and once you're over that, it sort of runs itself if you set up good systems.Best wishes!
