The one thing I stress to my sellers now as a listing agent working with tenants in the home is that I require my secure lockbox with a key; otherwise, it gives tenant too much power, denying access (different versions of, Sorry, had to run out, I'll be home to unlock door in 30 minutes, etc.) 

That treatment can not be forced or required, but acceptance of the mentally off behavior is expected by all of society is messed up too!

The problem is if you are sued you have already lost even if you win the lawsuit because of your stress, money out for attorney fees, and your time.  

This would prevent anyone from having to stress about whether rent would be paid or not.

Also, you overlook the fact that legal aid societies help tenants, as do law school legal clinics.Finally, you overlook the cases -- legion -- where the tenant simply refuses to pay anything simply because he cannot be evicted.We may pass over in silence the fact that government partial payment programs require the landlords to release the unpaid portion of the rent.

Now we certainly have our hands full and finding time to be good landlords and stay up with the “yearly - yes yearly” rental inspection can be stressful.
