It's so versatile, I throw my motorcycles in the bed, sleep/camp back there, use it as a laptop stand and I have tons of room in the backseat so I can keep things locked back there if needed.  

The water needs to pass potability tests periodicaly (at least I would sleep better knowing the tenant had potable drinking water).

With that property in that neighborhood you'd be fishing in the low end of the tenant pool for south city.I also find it hard to believe you could get $825 for a 3-bedroom unit in Dutchtown in that condition and I wonder if it's even a true 3 bedroom or some kind of shotgun unit with an "extra sleep".

You can sometimes get some better deals during the winter if you are brave enough to combat the weather while others are at home sleeping.

But before you consult an attorney and pay their fee I would first focus on whether you would be able to sleep at night taking this deal.

It was a nightmare at the beginning, but in the end the only loss I had was loss sleep from worries that never came to be.

I just went to sleep instead.

This would add sleeping capacity for 5 more people along with the 6 the cabin already holds. 

I'd prefer to sleep better at night knowing I didn't rip off $50 from applicants I had no intention to leasing to.This also varies market-by-market. 

Each unit consists of 2 bedrooms, 1 bath and sleeps a total of 6 guests comfortably.
