Often times there might be a specialist in your area that'll be your best option.

I'm wondering, should I accept a very minimal loss (maybe a negative cashflow of $30 a month after expenses/reserves) just to get some skin in the game?

How much has the sponsor co-invested in the deal - i.e. do they have skin in the game and how much?

Hi Josh,  I'm also a DFW area investor and the Community Engagement Specialist here at BiggerPockets.

From my experience RE is a vast legal landscape, I have had best luck farming out specifics to specialists. 

The cat is skinned either way.

I am less concerned about their fees if they are in line with industry, but I want to know they have skin in the game and align with investors.Lastly in this market, I would want to hear about their financing strategy, How leveraged they are on projects, and how conservative their underwriting is based on projections.

(Not a tax specialist, consult yours and get a new one if they tell you you have to live there for 5 years).
