Right now I am drawing up plans for the investment to include expenses, property managers, real estate lawyers, getting an LLC, building inspectors, sample numbers/projects, vacancy rates, maintenance costs etc...

Maybe this person needs a bird dog to go door knock or find deals, or maybe they need someone to do minor maintenance to learn the ropes, or help with tenant issues. 

Here is a very simplified example of what I mean:Option 1: Single property Gross 100K net 30k Option 2: Two properties: Gross 100K net 40K Now, of course you you net more on option 2 but now you need to manage double the bills, double the bookings, double maintenance, cleaners etc...

They are great tenants and pretty low maintenance - not to mention to mention I’m making more per month.

Carrying costs include taxes, maintenance, vacancies, etc.

Yet, the one resource I have been able to find is a professional & reliable maintenance/handyman company. 

The 7.5% service fee, according to their website is for "The expenses we take on after closing (taxes, maintenance, utilities, etc.)" and "Any risks associated with reselling the house — like an offer falling through"Dumb, I know.

This is for a property in TexasProperty price - 275000Rental income - 25800Vacancy -5% at 1290Property management fees - 10% @ 2750Repairs & maintenance - 10% @ 2750Property taxes - 5200

Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.
