The name of the game for banks and lenders, unless they're servicing the loan, is to do a loan that can be guaranteed against default (Fannie Mae or Freddie Mac) or do a loan they can get rid of to the eventual servicer at a profit. 

According to the posted link, related party 1031 Exchanges are permitted provided you follow specific rules and guidelines issued by the Internal Revenue Service.

All good tenants should be rewarded with dependable service and the upkeep of the property.

As to contacting the title company, I wait until I have the property under contract and then enlist their services.

The residuary beneficiary is typically named in the paragraph in the will that says something along the lines of “I give all the rest, residue and remainder of my estate of whatsoever kind and wheresoever to…”(c) if there is no eligible person entitled to letters under subparagraphs (a) and (b) of this subdivision who will accept, the court may issue letters to one or more of the persons interested in the estate or, if any be dead, to his fiduciary.– any other beneficiary named in the will or a creditor of the estate can petition for Administration CTA letters.

I have used a portion of it to buy another rental property and am contemplating using the rest as a down payment for a primary residence. 

If I do come across leads from my DM campaigns that would be better suited for a RE agent services, I could pursue these deals and list them instead of buy/wholesale/etc.
