Obviously, taxes, mortgage, fines come out of seller's proceeds, but in all of ours, end buyer covers title fees and recording fees and whatnot. 

Still didn't get my recorded deed, please professional investors, i am so worried about deed and that terms are far from 6 weeks, help me.

In December 2017 I quit claimed a property to someone else, it was then filed with the Chicago Cook County Recorder of deeds office.My lawyer who filed the quit claim said that a P-TAX was submitted to get the deed recorded.Please explain to me what this is.Also I would like to know, since property taxes stay with the property. 

@Kevin MartinSomeone once told me tax deed auctions are like cutting down a tree.. 95% sharpening the axe and 5% cutting....means do your recon...check public records and property appraiser...avoid ones with 3 or more listed owners in property appraiser.40% get redeemed.Dont trust Google street view...do a driveby..break inside if needed...check them out!!!

Which means as a lender, I’ll probably charge you more on application fee since I would have to hire someone to search thru records and consolidate it.

Mine ended up being 5% which is amazing considering I already have 7 mortgages recorded in same county2) No underwriting!!!

They wouldn't issue us a policy even though we were the owners of record because the property was already insured by the lender.
