@Jake Williams I'd say dive into wholesaling, study to understand that exit strategy and find places near you to connect with other investors to network and learn your market.

The process would be to have an Architect put together a feasibility study to determine what can be built based upon the properties zoning and the desired use.

Get a list of what is for sale before you go...study the list, research what is interesting.   

It’s not easy to get your license and often takes long hours of studying to pass the exam.

Seems like When things are operating smooth it’s all sunshine but man when things go wrong in real estate it’s always 6 things fail or go bad in the same day .someone needs to do a clinical case study on this phenomenon

Spending 100 k again on studies just give you satisfaction that's it, I know as I come from Asian back ground too, real estate will teach you more than degrees(my opinion) you might differ.

The result depends on the measure you apply - maybe it's net worth, or cashflow, or convinience etcMy advise, study both markets and observe what you can see, but ultimatly trust your instinct to make the right decision.
