You may think it's quicker by talking, but at this point this sounds like the type of tenant you want things in writing on.

I have been thinking of using it as a strategy to take the additional cash flow and dumping it straight back into the property at a more rapid pace to improve the property enabling the ability to raise and stabilize rents quicker therefore increasing the properties NOI.

Probably quicker for both of us to do that by phone. 

We didn't have to provide too many docs as it was much quicker and faster than getting a mortgage, it was honestly like buying a car or opening a credit card... just the basic stuff and I think we closed and have money in the account start to finish within 2 weeks from my initial phone call.

Some properties in some area are selling better/quicker than others.

You learn a lot, and it teaches you quicker about the general information behind REI, than a book would.

If its in good condition, I'd think you could find a tenant quicker than a month.

Odds are the response will be quicker.
