Hi @Ryan Fisher, I'd be curious how closing costs on a $460k property are $3,000, and how there are $0 in repair costs on a 4-plex (with what I'm guessing are varying degrees of tenant quality).The seller likely views it as "great cash-on-cash return" because they bought it in 2011 for $175,000: When they say "great cash-on-cash return", they're probably referring to their own ROI, i.e. how much they're earning compared to how much they invested back in 2011.  

I'm a big believer in hands-on projects like this, keeping costs down while getting quality work, especially when you're starting out.

Just be prepared to go through a lot of applications, because finding quality tenants may be a challenge.

I have very busy days so to stop and spend quality time with a stranger to teach them what I know when I haven't seen my closest friends in weeks.. is far beyond what I'd like to do at noon on a Monday haha.

It’s completely updated very nice comparative to houses around it without some of the upgrades so it has maintained interest as well as long term quality renters.

Buy Quality for your first buy and hold, not just numbers.

I can't speak with experience to any of the markets you've suggested, but finding quality value-add deals in Union City, and anywhere in Hudson County, at this point, is going to be quite a challenge, unless you're sourcing deals yourself or have some other form of deal flow.

Property management companies for the most part are all about the quantity of properties they have rather than the quality of properties and the quality of their property managers.

Especially from a good quality tenant...you're right it'll cost me less in the long run.
