To be honest with you even in the 3% rate environment 3-4 Fam was tough because of the way self sufficiency is calculated and NYC/NJ price points.    2 Family will certainly open up a lot more options.

I think it's something like "supplemental lines"  where those providers fall outside the normal providers somehow - which gives them price permissions to charge more for their product - but at least you get the insurance.  

Do you pick buildium for the price or any other reason?

Austin market is out of my price range and looking at investing back in my home town (Single family/Multifamily).

extra cash down saves you interest, but costs you the opportunity to make money with those dollars otherwise.
