Students learn financial analysis (maybe in college) and learn by looking at some small business making 2,5 million annually, then they take the same approach to their business of 2.5 thousand annually or 25 thousand, when you bring back the deviations to the present value it might amount to dinner out!

At the time I wasn't sure of the mechanics involved with underwriting when presented with multiple properties (ie SFR and a MFR <4).So that's my story in looking at "portfolio"....Now, if you state that the only requirement is additional down, I can handle that because I would rather have a lower percentage (4%-5%) than a higher one (6%+) and especially not too much more than required to put down.

Hi @Cliff Jackson...they have 1 hr round group discussions followed by some vendor announcements (30 min) and finally a speaker presentation for 1.5 hr...also, you can go there for the first meeting and attend as a guest at no charge and if you like it, you can join the group...thats what I did last month...I thought it was worth of $150 a year for that kind of networking, education etc...

While I do serve in some ways in my present situation my limited time (due to working full-time) and resources (due to raising 6 kids and being the sole breadwinner in our home) make it difficult to serve in ways that I would like to be able to.With that in mind I am getting into REI as a way to eventually free up more time that could be used to minister to others and build up they kinds of financial resources to provide for my family, minister to others directly, and financially support other ministries.
