NOTE: If you come into this situation, screen the guarantor and make sure they are in a position to effectively guarantee the lease.

I would make sure it's written in the contract that the seller acknowledges you'll be recording the memorandum to give notice of the existence of said contract.

I understand the general concept but I am not comfortable enough yet with the details to accurately explain the positives and potential negatives to my client.
