I'd go back into those rental comps & see how long they were on the market before they were leased - in some areas, a 2 bedroom might be a pain to rent, in my area, they rent fast.

You can get a list of approved properties from the Housing Authority or Section 8 Administrators, they give them to those looking for rentals.

It's all about how bad the seller wants to sell and how much pain they will agree to for that to be accomplished.Unless they have tax implications and would like the income stream many will just want the quick regular loan or cash sale.

Per Johns comment on the listing very similar language occurs in their addendum legally allowing them to accept just hoping it is more of a pain than they think its worth.
