Are you like me and needed an option with the flexibility to start part time outside of normal work hours?

If they do NOT want to exercise that Right, then they can "sell their share to an outside party" IF the majority votes to accept that.

The previous landlord's garbage system was the following:Each tenant is responsible for taking their garbage/recycling to the outside bins and then they were paying one of the tenants a nominal amount to take everything to the curb at the appropriate time.This system seems to put all the responsibility on the tenant being paid to keep it all neat and tidy but since the other tenants don't care the garbage is frequently a mess and everybody is complaining despite the fact that its everyone's fault.

I am located in Oxnard, CA and am currently Debating whether to invest in the states (not necessarily Ventura court) or outside the states for our first house hack.

I would also like to benefit from the following deal as well.SO.....here is my idea....I am NOT a real estate investor but this situation has me thinking outside the box because moving during covid with 3 children doing distance learning is not ideal.Please tell me if my following solution to this situation is feasible, or if I am way off or missing something.1.

Anything outside of South Beach (like mainland Miami, 2 miles away) he calls "long distance real estate investing." 

And ... the usual caveat - this is only my 2 cents looking at it as an outsider from the legal CRE perspective. 

@Brandon DesprasI have never used this tactic but listening to podcast interviews it sounds like people are getting most of their deals through- work of mouth, mailed cards and sometimes spotting a homeowner outside and talking with them

You would be getting money much cheaper and paying yourself back instead of an outside company.
