So the answer to your question can you sell a home with squatters is yes.If I was in your situation I'd file an eviction notice on public record to get them out.

I too have attempted to find parterns for deals and played with JV allocations to get this to the right place... and its still a work in progress.The answer seems to be in the amount of marketing you are willing to put out there.

For my first-time investors, I recommend going the townhouse route because they are very rentable, less per door than SFH, appreciate well and much of the exterior maintenance is handled by the HOA.Happy to chat and answer any questions you have about the area.

I own two fully paid out single family homes through a 1031 exchange, my original thought process is to keep them long term since that's been what I've done in the past, however I am contemplating changing my strategy since I'm seeing a lot of movement in the local real estate market that people are flipping them within a month of their purchase on the home.
