We want to start small just to get our feet wet with a friend and purchase a SFH, Duplex, or up to a 4 Plex depending on the price.

I've watched numerous YouTube videos, have read articles, etc. but when it comes to designing a space or knowing colors/materials it's definitely a weak point.

Rather I would like to get my feet wet in investing out of state before I take a deep dive with multiple properties and higher prices.

My first step is to put together a project team as I have heard advised numerous times.

I have read numerous books on tax strategy so am looking for someone to really ensure that my wife and I are not giving Uncle Sam any more information than we have to as well as help us in strategizing for this year and future years tax strategy.  

I bought my home 15 years ago when there were numerous zombie housed in the surrounding blocks. 

For the first one, we likely would be looking for single family properties and possibly duplexes to get our feet wet.

Hi @Josh Fleenor, if I was just staring out right now and wanted to get my feet wet in investing, the ONLY place I'd be looking is in the House Hacking approach.

Waterproof so you can wet mop and *lifetime warrantee for residential use, whatever you think of warrantees.No issues after 3 years so far.If you install it yourself, don't listen to them about only needing that razor thing they sell -- you need a table saw for rips and a chop saw to cut.
