Also, obviously you're buying from an investor, I suggest you get an appraisal or a CMA opinion if you are not sure about the value, might be too late without penalty, but your cash deal doesn't have the buyer's protections that a financed deal would.What you will get is a closing statement, should be easy to understand and you can call the closing agent to get explanations on the phone too, but title exceptions can be an issue, so have them explain those, there are standard exceptions, so don't fret.
