I've been in SFH's for 15 years and am wanting to add mobile homes to my portfolio. 

What I mean is, I go to the tiebreakers listed on my 'general qualifications sheet' and briefly peruse all the apps I received at the same time, looking for move-in timeframe, (they may not want to move for 2 months), term they want, #of people (are they pressing occupancy limits), if they smoke, if they have pets, does their income pencil out, special requests (did they ask to paint or do things to the place?).  

However; here in the USA, they are still thinking mobile homes. 

Except I did a drop in February with a 24% response rate and it basically had my phone ringing non stop, with 30 minute calls to qualify the leads (this was in the mobile home park space, I have specific criteria that a lot don't meet).

You get different calls from signs - unqualified, don't know if they have any equity, could be a mobile home, etc.  

It was born out of mobile home investing.

Everything I have read on the loan app, and on the USDA site it must owner occupied.

I am looking into a mobile home deal.

Between llinkedin, bigger pockets, craigslist, and the arsenal of apps I use deals have been moveing faster and faster.

I am entering into a contract for a Mobile Home Park (MHP) soon.
