An attempt has been made to form an LLC/Operating agreement to protect from Liability as well as to transition into sale of the building as quickly as possible (in which a family meeting was held-all agreed to sell ASAP)  However, for whatever reason not all family members want to sign the LLC/Operating agreement.

Now, tenant's absolutely should have protections and slumlords should absolutelty be held accountable for thier actions.

We are looking to submit an offer on a SFH held in a trust.

They always come.Normally I would say that if the tenants are paying the rent, who cares what the market value is since they are being held in the portfolio.  

There are downspouts in metal coming down from the gutter.

So it needed to be leveled and some of the seal replaced, new metal roof, 6 windows and a little bit of siding around bottoms.

Land for Land and Building would normally be like kind assuming both held for investment purposes.
