We could actually earn between $100-$200 more per room a month if we rented at the rates going around our neighborhood, but we like to keep it at a price we think is fair and good for students. 

Landlords can ask whatever they want for rent, it doesn't mean it's fair or on par with the market. 

I'm trying my best to be reasonable and still get a fair price for my space.

That's fair enough! 

Just treat it as a business, keep the properties well maintained, and address any serious concerns brought up by tenants, and you should be fine.- Tom

You need someone(s) reliable to make sure your property is well maintained and occupied.
