If we are able to establish and maintain a good landlord-tenant relationship by using open-honest-clear communication, by providing good value, by keeping our property well maintained, and by treating our tenants respectfully and fairly, we are likely to have better outcomes.

Investing in historical properties comes with its own pitfalls but so worth learning about as we can acquire these homes for fantastic prices, people love living in them and pay a premium to do so, and they are so worth fixing up and maintaining because they are beautiful. :)As far as your $3K you have saved I would like to give you another perspective.

Call me crazy, but when stuff hits the fan the thing that will help you most is references, previous landlords notes, job information and discussion, and how they maintain the cleanliness of their vehicle...a credit score is last in my book for a solid tenant and I've had one late payment in 5 years with 14 rental doors.  

Plan to keep these appliances well maintained.

How do you keep track of your goals and maintain your accountability?

To start with i am looking to f purchasing and maintaining some rental properties and purchasing and flipping investment properties for profit.

Not trying to be rich, I am just trying to maintain what I have along with some stable grow through a variety of different means.  

If you rent you need enough cash flow to maintain the property.

Then you'll have annual follow up inspections to make sure the property is being maintained. 

Either way I am excited to begin, just need to maintain some temperance - hahaha
