Listening to various podcasts, one of which is BP Podcast 356 with Joe Asamoah, that talked about landlord and tenant relationships got me thinking.

I’ve listened to Bigger Pockets for a while and am looking to take the plunge into real estate investing.

Personally, I liked just watching youtube videos and listening to podcasts.

The closing date is stipulated in the P&S agreement you have with the seller, so is the earnest money(minimal) and which attorney firm will handle the closing (your attorney firm)The assignment fee is payable by the buyer to you after closing costs are accounted forYou as a wholesaler are assigning the contract to the buyer who is going to step into your shoes as Principal to the initial P& S agreement with the Seller.

If I were in your shoes I would sell if the market is hot and use the money to buy one MF and if possible one or two SF.

So, I just started listening to the podcasts BiggerPockets and Real Estate Rookies to and from work and any time I am in the car.

I have been watching bigger pockets on youtube and listening to the real estate rookie podcast.

For a tenant that takes good care of the property, is respectful to you, and pays rent on time I tend to be pretty flexible.I also recommend getting Brandon & Heather Turner’s book on managing rental properties, listening to podcasts /watching YouTube videos on the topic, and building a reference library of books and CD’s so you will be well informed and prepared to manage your property and your tenants.Hope this helps,Ken :)
