Your realtor should have walked you through this prior to writing an offer for the property.

I have a couple different offers here and wondering if I could get some advice.

I would assume their realtor is morally if not legally responsible to see if they have the right to sell it?

No other state can offer the appreciation AND increase in rents like California.  

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Do title companies offer loans?  

The area offers higher-end flips but comes with a higher buy-in cost.

After you eliminate all personal debt besides your mortgage & max out retirement accounts & have a healthy savings account, you need to set aside downpayment + reserves to buy 1 house every 2-3 years and allocate a % to equities & private debt offerings as the rest.

Or you find a 2+1 which is a legal 2-family with an extra boarder unit that an owner can usually occupy (attic or basement) without a gas line to a stove.
