Owning a car, light remodeling of a house, & sharing a kitchen may be significant hurdles for some people who have difficulty adapting even considering it may mean losing the opportunity to have others pay your mortgage which can easily be $4k a month.

So I think what I'm probably going to do then is take you up on your advice and contact some different lawyers and find out if they work with investors and then ask them if they work with wholesalers and see if they can shed any light.

Can someone shed some light on this?

They were foreclousure properties and most of the times the condition inside is not good, probably won't have appliances or fans or lights or cabinets etc.All the properties that I bought have come with issues.  

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

I also have housekeepers/handy men/landscapers as well that are usually very quick to respond.

And it sounds unaffordable, but I can assure you it is much cheaper than them putting guys in hotel rooms.If you have landscaping or other expenses, make sure those are included! 

Long story short:Multi-unit property I have with nominal investment (light renovation, say 25k and no tenants leaving) can get a 10% CoC in an A+ area.

You'll also have to pay for a landscaper to keep the exterior in top shape, and someone to take the trash cans out to the curb. 

Lights and Gas would have to be put in their names and verified on or before the signing of the lease.
