I heard of them on Investor Grit's podcast and spent a week or so trying to find reviews and additional info on them as well as communicating via email.

I've a couple questions:1) Is this how the process works for correcting existing addition to the house?

I've heard great things about the city but haven't visited since I was a kid. 

Depending on where I buy the unit, I may be planning to occupy the unit for the shortest time possible then rent out all of the units.Any additional advice is greatly appreciated regarding best places to find listings for what I’m looking for, a good real estate agent that’s investor friendly, good markets to choose from to generate cash flow, cash on cash return, etc.Any information is welcome and I‘d love to hear what you all have to say.

This will then free up my current home to have as an additional Rental unit.

My wife is from Atlanta and can't seem to accept living in California as she miss her family and want our two kids to grow up around her family.

But in terms of long term holds, especially with the addition of HQ2, it will be great.

I am 35 years old (today) and my wife and I have two kids.

For this reason, we establish set guidelines up front and then follow them. if we are within the guidelines, we do not seek additional approval for accepting tenants, drafting leases, repairs under the scope amount, etc.
