Most people have 1 if not 2 car payments. 1-2 kids - possibly private school since the public school system in Louisiana is generally garbage.

Just starting my journey because I want to be on a path to financial freedom and put in motion some generation wealth for my kids and their kids.Have a good 9-5, some money in the bank, but getting overwhelmed by the financing aspect and all of the different avenues where one can start.

I can say without a doubt that I would not own 15 cash flowing units and have as much upside for my kids future if I didn't become a loan officer 5 years ago so despite my cautious warnings that it can be a savage time to begin such an endeavor so are many great opportunities.

They're inexpensive, there's less competition for them, there's strong demand for them as LTRs because there isn't as much supply, lower repair/rehab costs, and there's typically less wear and tear because you don't have as many folks applying with multiple kids, pets, etc.

We used to know everyone here, our kids played with the neighbor's kids everyday, we looked after each other's properties when folks were out of town... great sense of community.
