-Initially, I would assume I could do the hybrid, sellfi portion of it at a 4.5% rate at 360 months     ->Principal value: $169k      -> Delta between asking price and remining principal ($355k-169k=$185k) , at terms above -> $940 /month-2% Seller agent fee  -> $7,100-2% Closing cost -> $7,100-Seller pays closing cost and commissions-I pay attorney/title fee - $3000Acquisition Strategy:Offer full asking price -> $355k using hybrid terms-SubTo remaining debt ->  $1006 /month-Seller finance delta (from above assumptions) -> $940Total Debt Service: $1946Disposition Strategy:-Sell home on wrapped mortgage, 360 months, 8%, $355k, 10% down ($319,500 principal)     Payment  -> $2344 (local rental comps about $100-200 above this amount, so feels justified for 8% rate)Profit:Upfront cash from the deal => $ 35,500 down payment -$3000 attorney => $32,500Cash flow => $397.51 per month => $4770 /yearNote a few assumptions were made here.

I used to have premium membership with Loopnet, but don't do enough deals to justify the cost, so I use the free side and have a few searches set up to watch for properties that might interest me.

I am on the development side here. and yes things are topping for sure.. same scenario as 05/07 were the folks that own the dirt are reading the stories and rasing prices to a point they just don't work .. as home prices have not gone up enough to justify paying 300 tol 400k an acre.. issue is development takes 2 years be fore your going vertical.. cost to develop the lost has risen from 20 to 25k per to 45 to 60k per... and we know building and labor cost have risen 10%.So it really depends on your dirt purchase to make any real money..

The one caveat I have to the above is if you have utilities included you can justify charging additional based on your additional costs for more people.

In on of my cases, my client had a property that had been appraised and valued by a lender for a refinance, and I had done a CMA to justify the price based on various factors such as sq ft, condition, location, etc.

Love the feedback though - after digging up active vs material participation I can probably justify to my CPA that I qualify for that which will be a huge help.
