In her negotiations with the buyer there will be 3 general piles of money - the land/building (real estate), the FFE (furniture, fixtures, equipment), and the good will (all the intangibles that make it worth what it is).If possible you'll want to negotiate as high an allocation to the real estate as possible.

The tenant is recently back up to $2.7k/month (I believe the full rent started in Oct but maybe it was November) but it has been over 2 years with no rent increase not counting the increase back to the rent specified in her lease (she would have had 2 annual increases and be approaching the 3rd).
