I can tell you it will be difficult to cash flow in Alpharetta based on prices and how hot the market is.Best practices to me would include having your team in place (realtor, lender, contractor, pm company) and be ready to move fast.Best of luck.

@Dan Schweit and @Jaysen Medhurst There are some incredibly aggressive commercial programs out there for 1-4 units right now that will cash out up to 75% into a 30 year fixed term without previous rental history other than a signed lease and proof of deposit! 

I found a similar house where the flipper has replaced windows, HVACs and hot water heaters, got into the wiring and stopped.
